A commercial or industrial building's rainwater management system is one of its most critical and most frequently neglected assets. Gutters, downpipes, box gutters and drainage infrastructure are rarely top of mind for property managers and facility teams — until they fail. And when they fail on a commercial or industrial building, the consequences are swift and expensive.

A blocked or failed box gutter on a warehouse can dump thousands of litres of water into the building interior in a single storm event. Undersized gutters on a commercial building that overflow repeatedly will saturate the wall cavity and fascia, causing extensive structural damage over time. Corroded or poorly installed downpipes that drain onto the building's footings can undermine the building's structure. None of these outcomes are acceptable, and none are necessary with professional rainwater goods management.

A D Roofing designs, supplies and installs commercial and industrial rainwater goods systems across NSW, ACT and Queensland. From simple gutter replacement to the design and installation of complex box gutter systems for large industrial facilities — our team has the experience and the technical capability to deliver rainwater management solutions that perform reliably in Australian conditions.

Our teams operate across Sydney, Newcastle, Wollongong, Canberra, Brisbane and the Gold Coast. Call 0434 058 186 for a free site assessment and written quote.

    Box Gutter Installation and Repair

Box gutters are the most common drainage solution for commercial and industrial buildings with low-pitch or near-flat roofs, and they are also the most demanding to design and maintain correctly. Unlike the fascia gutters on a residential property, box gutters sit within the roof plane, collecting water between parallel roof surfaces and channelling it to internal or external outlets. When they are correctly designed, properly installed and regularly maintained, they perform reliably for decades. When they are undersized, incorrectly graded, poorly jointed or blocked, the damage they cause can be catastrophic.

A D Roofing designs and installs box gutter systems in accordance with Australian Standards AS/NZS 3500.3, ensuring each system is correctly sized for the roof area it serves, properly graded to ensure free drainage, and sealed at all joints and penetrations against leakage. For existing systems that are performing inadequately, we assess the root cause — whether inadequate capacity, poor grade, failed jointing or physical deterioration — and provide a targeted repair or replacement solution.

    Commercial and Industrial Gutter Replacement

Corroded, physically damaged or undersized gutters are a liability on any commercial or industrial building. A D Roofing supplies and installs replacement gutters across a range of commercial profiles, fabricated from genuine Colorbond steel for maximum durability and longevity. We size and grade all new guttering correctly for the roof catchment area it serves, ensuring the system performs adequately under high-intensity rainfall events that are increasingly common across NSW, ACT and Queensland.

    Downpipe Installation and Replacement

Downpipes must be correctly sized and positioned to handle the drainage load from the gutters they serve. Undersized or poorly located downpipes result in gutter overflow — creating the very water ingress problems the gutter system is designed to prevent. A D Roofing assesses your existing downpipe system and provides replacements or additional outlets where required to bring the rainwater management system into correct balance.

    Gutter Guard Installation

Blocked gutters are one of the most consistent maintenance headaches for commercial and industrial properties, particularly those with trees nearby. Leaf and debris accumulation blocks gutters and downpipes, creates conditions for accelerated corrosion, and can become a fire hazard in bushfire-prone areas of NSW, ACT and Queensland. A D Roofing installs commercial-grade gutter guard systems that prevent debris accumulation, reduce maintenance frequency and significantly extend gutter life.

    Rainwater Harvesting Systems

For commercial and industrial clients seeking to reduce water consumption and demonstrate environmental responsibility, A D Roofing can integrate rainwater harvesting systems into new and existing roofing infrastructure. Captured roof runoff can be directed to storage tanks for re-use in building operations, irrigation, vehicle washing or cooling tower make-up water — reducing potable water consumption and operating costs.

    Common Guttering Problems We Fix

    Blocked Gutters and Downpipes

The most common guttering issue on commercial and industrial buildings. Blocked gutters overflow during rain events, directing water onto walls, into the building envelope and potentially into the building interior. A D Roofing clears blocked gutters and downpipes and installs gutter guard to reduce recurrence.

    Sagging and Incorrectly Graded Gutters

Gutters that sag or pull away from the fascia lose their grade, creating low points where water pools, stagnates and accelerates corrosion. Pooled water in gutters also provides breeding habitat for mosquitoes. We re-hang and re-grade sagging gutters as part of our repair service, or replace them where the existing material is too deteriorated to rehang effectively.

Leaking Box Gutter Joints and Penetrations

Box gutter joint sealants and penetration flashings deteriorate over time, allowing water to leak into the building structure behind the internal lining. Leaking box gutter joints are responsible for a significant proportion of internal water damage claims on commercial and industrial buildings. A D Roofing identifies and rectifies leaking joints as part of our commercial guttering repair service.

    Undersized Gutters and Box Gutters

Many commercial and industrial buildings have gutters that were designed to earlier rainfall intensity standards that no longer adequately represent current conditions. A D Roofing can assess your existing system against current Australian Standards and provide upgrade recommendations where the system is demonstrably inadequate.

    Corrosion and Physical Damage

Isolated sections of corroded, perforated or physically damaged guttering can often be replaced without replacing the entire system. A D Roofing assesses the extent and pattern of damage and advises honestly on whether targeted replacement or a full system replacement is the more cost-effective solution.

    The Rainwater Goods Process

    1. Inspection and Condition Assessment

We inspect your entire guttering and downpipe system — checking for blockages, corrosion, failed joints, incorrect grade, structural failure and capacity adequacy. For box gutter systems we inspect internal gutter profiles, outlets, sumps and all associated flashings.

    2. Written Condition Report and Quote

You receive a written assessment of your guttering system's condition and an itemised quote for all recommended works. Where we identify issues that are not immediately urgent, we flag them separately with a recommended timeframe — allowing you to plan maintenance expenditure rather than react to emergencies.

    3. Materials and Fabrication

Commercial gutters and box gutters are often custom fabricated to the specific dimensions of the building. A D Roofing manages all materials procurement and fabrication, ensuring all products are appropriate for the application, exposure environment and relevant Australian Standards.

    4. Installation and Rectification

Our team carries out all guttering works with the same professional standards we apply to roofing. All new guttering is correctly graded, properly fixed, and jointed and sealed to prevent leakage. Downpipes are correctly connected to approved drainage outlets.

    5. Testing and Handover

Where practicable, we water-test all new and repaired guttering and box gutter systems before handover to confirm correct drainage and weathertightness. You receive our workmanship guarantee on all guttering works.

    Still have a question?

    0434 058 186
How often should commercial gutters be inspected and cleaned?

Commercial gutters should be inspected and cleared at minimum twice per year — once in late autumn after leaf fall, and once in early spring. Buildings near trees, in high-dust environments, or in areas of heavy annual rainfall may require more frequent attention. A D Roofing offers scheduled maintenance programs for commercial and industrial guttering clients across NSW, ACT and Queensland.

What is a box gutter and why is it different from a fascia gutter?

A fascia gutter hangs on the outside of the building at the eaves. A box gutter is formed within the roof plane — typically between two sloping roof faces — and drains through internal outlets. Box gutters are larger in capacity than fascia gutters and are standard on commercial and industrial buildings, but they require more careful design and maintenance. A blocked or failed box gutter can cause significant internal flooding.

My box gutter has started leaking. How urgent is this?

Very urgent. A leaking box gutter on a commercial or industrial building can direct large volumes of water into the building structure and interior, causing damage that is expensive and disruptive to remediate. Call A D Roofing on 0434 058 186 for a priority inspection.

Do you fabricate custom box gutters for non-standard buildings?

Yes. A D Roofing works with specialist fabricators to produce custom box gutter profiles for buildings with non-standard dimensions or specific architectural requirements. We manage the specification, fabrication and installation process end to end.

Do you service guttering in Brisbane and the Gold Coast?

Yes. A D Roofing's Queensland team services commercial and industrial guttering projects across Brisbane, Ipswich, Logan, Moreton Bay and the Gold Coast. Call 0434 058 186 to discuss your requirements.
