Asbestos is the single most serious health hazard in the Australian built environment. It is responsible for approximately 4,000 deaths in Australia every year — more than road trauma. The diseases caused by asbestos exposure, including mesothelioma, asbestosis and lung cancer, are aggressive, irreversible and almost universally fatal. They can take 20 to 40 years to develop after initial exposure, meaning many Australians are currently living with a future diagnosis they don't yet know about.

Australia banned the use of asbestos in all building products in 2003. But an enormous number of commercial, industrial and residential buildings constructed before that date still contain asbestos materials — particularly in roofing and wall cladding. In NSW, ACT and Queensland, hundreds of thousands of buildings still have asbestos roofs. Many of those roofs are now ageing, deteriorating and releasing fibres.

If your property has an asbestos roof, the question is not whether to deal with it — it is how, and by whom.

A D Roofing has been managing asbestos roof removal on commercial, industrial and residential properties across NSW, ACT and Queensland for over 15 years. We are fully licensed, rigorously compliant and genuinely experienced in every aspect of asbestos roofing management — from initial risk assessment through to licensed removal, disposal, clearance certification and new roof installation.

Does Your Property Have Asbestos Roofing?

Insulation rolls staged on the roof as the old fibre-cement sheets come offAD Roofing job

Asbestos cement sheeting — sometimes called fibrous cement, AC sheeting, or by the trade name "Super Six" — was one of the most widely used roofing materials in Australia from the 1940s through to the late 1980s. It was used across:

    • Industrial warehouses, factories, sheds and processing facilities in NSW, ACT and Queensland
    • Commercial buildings including offices, schools, retail premises and government buildings
    • Residential homes across all states and territories
    • Garages, outbuildings, farm buildings and storage structures

Your property may have an asbestos roof if:

    • The building was constructed or re-roofed before 1990
    • The roof sheeting has a corrugated or flat cement appearance
    • The sheets are grey or weathered-looking rather than metallic
    • The roof is showing cracks, fractures, holes or significant weathering
    • Previous contractors have flagged a potential asbestos issue

The only way to definitively confirm whether a roofing material contains asbestos is laboratory testing of a sample by a NATA-accredited facility. A D Roofing can arrange testing as part of our inspection service. Do not attempt to take samples yourself — disturbing suspected asbestos without proper procedures is dangerous and potentially illegal.

The Health Risks — Why Asbestos Cannot Be Ignored

Two roofers carrying a new metal roof sheet across the old fibre-cement roofAD Roofing job

Asbestos fibres are microscopic — invisible to the naked eye. When asbestos-containing materials are disturbed, damaged or deteriorated by weathering, millions of fibres become airborne. Inhaled fibres penetrate deep into lung tissue and cannot be expelled by the body. Over decades, they cause:

Mesothelioma — a rare, aggressive and almost always fatal cancer of the lining of the lungs, chest wall and abdomen. It is almost exclusively caused by asbestos exposure and has a median survival time of approximately 12 months from diagnosis.

Lung cancer — asbestos exposure significantly increases the risk of lung cancer, particularly in combination with smoking.

Asbestosis — a progressive scarring of lung tissue caused by long-term asbestos fibre exposure, resulting in permanent and worsening breathing difficulties.

There is no safe level of asbestos exposure. There is no cure for mesothelioma. That is why NSW SafeWork, WorkSafe ACT and SafeWork Queensland mandate that asbestos removal above 10m² must be carried out by a licensed asbestos removalist — not a general builder, not an unlicensed roofer, and certainly not the building owner.

A D Roofing is a licensed asbestos removalist with over 15 years of experience. When you engage A D Roofing, you know the job is being done safely, legally and with full compliance documentation.

    Asbestos Survey, Identification and Inspection

Before any works are planned on a building that may contain asbestos, a formal asbestos survey is essential. A D Roofing works with accredited asbestos assessors to provide comprehensive asbestos surveys for commercial and industrial properties, identifying all asbestos-containing materials, assessing their condition and risk level, and providing a prioritised management or removal recommendation.

For commercial and industrial properties in NSW, ACT and Queensland, an asbestos register is a legal requirement under Work Health and Safety legislation. We can assist with the preparation and maintenance of asbestos registers as part of our survey service.

The A D Roofing Asbestos Removal Process

Asbestos removal is one of the most highly regulated activities in the Australian construction industry. Every step is governed by legislation, and any departure from the required procedures carries both criminal penalties and serious health consequences. A D Roofing's asbestos removal process has been refined over 15+ years of commercial and industrial asbestos projects and is fully compliant with all applicable legislation and codes of practice.

    1. Initial Enquiry and Consultation

Call 0434 058 186 or submit an enquiry online. We gather information about your property — location, size, building type, the suspected location and extent of asbestos materials, and your timeline requirements. We arrange a site inspection at a time that suits your operations or household.

    2. Asbestos Inspection and Sample Testing

Our specialist visits your property and conducts a thorough inspection of all suspected asbestos-containing materials. Where confirmation is required, we arrange the collection and laboratory testing of samples through a NATA-accredited facility. Results are typically available within 3–5 business days. We provide you with a written report of our findings including the laboratory results.

    3. Asbestos Removal Control Plan and Regulatory Notification

Once asbestos is confirmed, we prepare a formal Asbestos Removal Control Plan detailing all removal procedures, safety controls, PPE requirements, waste management procedures and emergency response provisions. For bonded asbestos removal exceeding 10m², we lodge the required notification with SafeWork NSW, WorkSafe ACT or SafeWork Queensland — as applicable — at least 5 business days before work commences.

    4. Site Preparation and Exclusion Zone Establishment

Before removal commences, we establish clearly marked exclusion zones around all work areas. All access points to the exclusion zone are controlled by our team. Appropriate warning signs and safety barriers are erected in compliance with regulatory requirements. Workers are fitted with all required PPE including half-face respirators with P2 filters and disposable coveralls.

    5. Licensed Asbestos Removal

Asbestos sheets are removed carefully and intact wherever possible to minimise fibre release. Sheets are never broken, cut or water-blasted during the removal process. Each sheet is placed directly into appropriate asbestos waste containers — double-bagged polythene or rigid containers — and sealed immediately on removal. The work area is kept damp where practicable to minimise airborne fibre generation.

    6. Decontamination and Site Cleanup

On completion of the removal, all work areas are thoroughly cleaned using HEPA-filtered vacuum equipment and damp wiping procedures. All disposable PPE and cleaning materials are treated as asbestos waste and disposed of accordingly. Workers undergo full decontamination before leaving the exclusion zone.

    7. Licensed Asbestos Waste Disposal

All asbestos waste is transported to a licensed asbestos waste disposal facility in accordance with NSW EPA, ACT Environment Protection Authority or Queensland Environment Department requirements as applicable. We maintain full chain-of-custody documentation including transport manifests and waste facility receipts, which are provided to you as part of the project close-out documentation.

    8. Independent Clearance Inspection

On completion of the removal and site cleanup, an independent licensed asbestos assessor conducts a clearance inspection of the work area. The assessor confirms the area is free from asbestos contamination and issues a formal clearance certificate before the area is returned to use. The clearance certificate is provided to you and must be retained as part of the building's asbestos register.

    9. New Roof Installation

With the asbestos removed and the clearance certificate issued, A D Roofing proceeds with the installation of the new roofing system. We install genuine Colorbond or Zincalume steel roofing to Australian Standards, complete with new gutters, downpipes and all associated flashings. You receive a complete, warranted new roof — fully compliant, fully documented and built to last.

    Frequently asked questions

    Asbestos Removal

Straight answers from our licensed team. Can't see your question? Ask us directly.

    Still have a question?

    0434 058 186
Is my commercial building required to have an asbestos register?

Yes. Under the Work Health and Safety Act in NSW, ACT and Queensland, all workplaces must have an asbestos register if there is a reasonable likelihood of asbestos being present. The register must be kept up to date following any asbestos removal works. A D Roofing can assist with register documentation as part of our survey and removal service.

What happens if our asbestos roof is damaged in a storm?

Storm damage to an asbestos roof is treated as an emergency. Broken or cracked asbestos sheeting releases fibres and must be made safe immediately. Do not allow workers or occupants near the damaged area. Call A D Roofing on 0434 058 186 for urgent asbestos emergency response across NSW, ACT and Queensland.

Can we continue operating our facility during asbestos removal?

This depends on the extent of the removal and the proximity of the work area to occupied zones. In most commercial and industrial cases, the facility can continue to operate in areas outside the exclusion zone. We discuss operational continuity in detail during the planning phase and design the removal program around your operational requirements.

How long does asbestos roof removal take?

For a typical residential roof, removal takes 1–2 days. Commercial and industrial projects are scoped individually based on roof area, condition of the asbestos, and access constraints. Note that the 5-day regulatory notification period means a minimum of one week's lead time is required from quote approval to commencement.

How much does asbestos roof removal cost?

The cost depends on the size of the roof, the condition of the asbestos sheeting, access complexity and disposal costs. A D Roofing provides fixed-price, written quotes for every asbestos project. Contact us on 0434 058 186 or online for a free inspection and quote.

Can you provide clearance certificates and disposal documentation?

Yes. Every asbestos removal project completed by A D Roofing is supported by full compliance documentation including SafeWork notification records, disposal manifests, waste facility receipts and an independent clearance certificate. This documentation is essential for updating your asbestos register and for insurance and regulatory compliance purposes.

Protect Your Property, Your People and Your Compliance

If you manage, own or occupy a commercial, industrial or residential property in NSW, ACT or Queensland that may contain asbestos roofing, do not wait. Ageing asbestos becomes more hazardous as it deteriorates. The regulatory obligations on property owners and employers are clear.
