When commercial property owners and facility managers are specifying a new roof for a warehouse, factory or commercial building, one of the first questions is usually: Colorbond or Zincalume?
Both are genuine BlueScope Steel products. Both offer excellent corrosion resistance. Both are widely used across commercial and industrial construction in NSW, ACT and Queensland. But they are not the same product, and the right choice depends on your building, its environment and your priorities.
This article explains the difference clearly, covers the strengths and weaknesses of each, and gives you a straightforward framework for deciding which is right for your next commercial or industrial roofing project.
What Is Colorbond Steel?
Colorbond is BlueScope Steel's pre-painted steel roofing product. It uses a ZINCALUME steel base — a zinc-aluminium alloy coated steel — with a primer and a durable polyester topcoat in one of BlueScope's 22 standard colours applied at the factory.
The result is a roofing product that combines the corrosion resistance of the ZINCALUME base with a coloured, UV-resistant finish that retains its appearance for decades in Australian conditions. Colorbond is available in a wide range of profiles — corrugated (Custom Orb), Trimdek, Klip-Lok, Spandek and more — making it suitable for virtually any commercial or industrial roofing application.
Colorbond is the most widely specified commercial and industrial roofing product in Australia. Its dominance is well-earned.
What Is Zincalume Steel?
Zincalume is the base product that Colorbond is built on. It is BlueScope Steel's zinc-aluminium alloy coated steel, without the painted colour layer on top. The alloy coating — a blend of zinc, aluminium and magnesium applied to a high-tensile steel base — provides outstanding corrosion resistance. The surface is the natural metallic finish of the alloy coating itself.
Zincalume is the unpainted version. It has the same base steel and the same alloy corrosion-resistance mechanism as Colorbond — but without the colour and without the additional UV-resistant topcoat.

| Corrosion resistance | Excellent | Excellent |
| Coastal variant | Colorbond Ultra | Zincalume (standard) |
| Cost | Slightly higher | Slightly lower |
| Aesthetic | Coloured, contemporary or traditional | Industrial metallic |
| Maintenance | Minimal | Minimal |

When Colorbond Is the Right Choice
Appearance matters. If the building is visible from public areas, from the street, from neighbouring properties, or if the building's appearance is important to tenants, owners or the local council, Colorbond is almost always the right specification. The 22-colour palette allows you to match an existing building aesthetic, comply with council or heritage requirements, or simply present a professional appearance to the outside world.
Colour retention is required over the long term. Colorbond's pre-painted topcoat is specifically engineered for long-term colour stability in Australian UV conditions. The colour you specify at installation remains consistent for decades without repainting, chalking or fading.
Coastal or near-coastal locations. For properties within the coastal exposure zone, BlueScope's Colorbond Ultra — which uses an enhanced ZINCALUME Ultra base coating — is the recommended specification. Standard Zincalume performs well in most environments, but for severe coastal positions, Colorbond Ultra is the superior product.
Commercial buildings with thermal performance requirements. Colorbond's Thermatech technology in lighter colours reflects solar energy, reducing roof surface temperatures and the cooling load on the building below. This is a genuine and measurable energy performance benefit for air-conditioned commercial and industrial buildings.
Strata and body corporate properties. Strata committees and owners corporations almost universally require a coloured roof that complements the building's appearance. Zincalume's metallic finish is generally not appropriate for strata applications.
When Zincalume Is the Right Choice
Industrial applications where appearance is not a factor. Warehouses, sheds, agricultural buildings, processing facilities and factories where the roof is not publicly visible and where the building's appearance is secondary to its functional performance are the natural home for Zincalume. The metallic finish is practical, durable and cost-effective.
Budget-driven projects. Zincalume is generally slightly less expensive than the equivalent Colorbond product — not dramatically so, but meaningfully for very large roof areas on tight budgets. If colour is not a requirement, Zincalume is a cost-effective way to get BlueScope's base steel performance without paying for the painted finish.
Re-roofing over existing Zincalume structures. Where an existing industrial building has an unpainted metallic roof and the replacement is expected to match, Zincalume is the natural like-for-like specification.
Food processing and certain industrial environments. Some food processing facilities and industrial applications specify unpainted Zincalume for hygiene or technical reasons — avoiding any question of paint compatibility with food products or process chemicals. In these applications, Zincalume's natural metallic surface is a positive specification choice.
Can Zincalume Be Painted After Installation?
Yes. Zincalume can be painted with appropriate primers and topcoats after installation. However, this is generally a less cost-effective approach than specifying Colorbond in the first place — the factory-applied coating on Colorbond is more durable, more consistent and longer-lasting than a site-applied paint system on Zincalume.
If you anticipate wanting a coloured roof now or in the future, Colorbond is almost always the better initial investment.
What About Coastal Environments?
Both standard Colorbond and Zincalume are suitable for most Australian environments, including areas with moderate coastal exposure. For severe coastal positions — properties within 100 metres of a surf beach or within 500 metres of calm saltwater — BlueScope's enhanced products are the appropriate specification:
- Colorbond Ultra for coloured applications in severe coastal environments
- Zincalume (standard product, which already uses the enhanced base coating in coastal-grade form) for unpainted industrial applications in most coastal positions
A D Roofing advises on the correct coastal product specification for every project based on the property's specific location and exposure conditions.
