Asbestos roof removal on a commercial or industrial building is one of the most complex, regulated and consequential roofing operations in the Australian construction industry. It is not a job for an unlicensed contractor, a general builder, or a roofing company that adds asbestos removal to its list of services without the genuine expertise, licensing and systems to manage it safely.

The health consequences of asbestos exposure are permanent and often fatal. The regulatory consequences of unlicensed asbestos removal are severe. And the liability consequences for a property owner who engages an unlicensed contractor to remove asbestos — and whose workers, tenants or neighbours are subsequently exposed — are substantial.

A D Roofing has been providing licensed asbestos roof removal, disposal and replacement services on commercial, industrial and residential buildings across NSW, ACT and Queensland for over 15 years. We manage the complete process in-house — from initial risk assessment and regulatory notification through to licensed removal, licensed waste disposal, independent clearance certification and installation of a quality new roofing system. You deal with one contractor, receive one written quote, and have one point of accountability throughout the entire project.

Our teams operate across Sydney, Newcastle, Wollongong, Canberra, Brisbane and the Gold Coast. Call 0434 058 186 to arrange a free asbestos roof assessment.

Why Asbestos Roof Removal Is a Specialist Operation

New metal sheets going on beside the old fibre-cement roof still to be replacedAD Roofing job

Property owners and managers sometimes underestimate the complexity of commercial asbestos roof removal — particularly when the existing roof appears to be in reasonable condition. But even asbestos roofing that is not visibly deteriorated presents significant management challenges that separate this work from standard roofing operations.

Regulatory complexity. Asbestos removal in NSW, ACT and Queensland is governed by a complex framework of legislation including the Work Health and Safety Act, the Work Health and Safety Regulation, the Code of Practice for Asbestos Work, and EPA waste management regulations. Every step of the process — from pre-removal notification to waste disposal documentation — is prescribed by regulation. Non-compliance attracts criminal penalties and, in serious cases, imprisonment.

Safety requirements. Workers who remove asbestos must be properly trained, medically assessed and equipped with appropriate personal protective equipment including respiratory protection. The work area must be established as a controlled zone with defined access points. Air monitoring may be required during and after removal. Decontamination procedures must be followed when workers exit the zone.

Waste management. Asbestos waste cannot be disposed of in general construction waste. It must be double-bagged in clearly labelled polythene bags, transported in covered vehicles, and disposed of at a licensed asbestos waste disposal facility. Full chain-of-custody documentation — transport manifests and waste facility receipts — must be maintained and provided to the property owner.

Clearance certification. After asbestos removal is complete, an independent licensed asbestos assessor must inspect the work area and certify in writing that it is free from asbestos contamination before the area can be returned to use. This clearance certificate is a legal requirement and must be retained as part of the building's asbestos register.

A D Roofing manages all of the above as standard practice on every asbestos roof removal project.

Our Asbestos Roof Removal, Disposal and Replacement Service

    1. Free Site Assessment and Risk Evaluation

We visit your property and conduct a thorough inspection of the suspected asbestos roofing. We assess the extent and condition of the asbestos materials, identify any additional asbestos-containing materials that may be encountered during the removal process, and evaluate the complexity of the access and safety requirements for the project. This assessment is provided at no cost and carries no obligation to proceed.

    2. Sample Collection and Laboratory Testing

Where the presence of asbestos has not been previously confirmed by laboratory testing, we arrange the collection of representative samples from the roofing materials for analysis by a NATA-accredited laboratory. Samples are collected using appropriate respiratory protection and following correct sampling procedures to minimise fibre release. Laboratory results are typically available within 3-5 business days and are provided to you in writing.

    3. Written Quote and Asbestos Removal Control Plan

Following confirmation of asbestos, we prepare a written, fixed-price quote for the complete removal, disposal and replacement scope, and an Asbestos Removal Control Plan detailing all procedures, safety controls, PPE requirements, waste management procedures and emergency response provisions.

    4. Regulatory Notification

We lodge the required notification of asbestos removal with SafeWork NSW, WorkSafe ACT or SafeWork Queensland — as applicable to your property's location — at least 5 business days before work commences. We notify all relevant stakeholders including tenants, adjoining property owners and your building manager.

    5. Site Preparation and Exclusion Zone Establishment

Before removal commences, we establish the controlled work zone with clearly marked boundaries, controlled access points and appropriate regulatory signage. Workers performing removal are fitted with all required PPE — half-face respirators with P2 filters, disposable Type 5/6 coveralls, gloves and eye protection. A decontamination station is established at the zone access point.

    6. Licensed Asbestos Roof Removal

Asbestos roofing sheets are removed carefully and intact wherever possible to minimise fibre release. Sheets are removed in a controlled sequence — typically starting at the ridge and working down — to allow removed sheets to be lowered to ground level and immediately placed in appropriate asbestos waste containers. Sheets are never broken, dropped or thrown from the roof. The work area is kept damp where practicable to suppress airborne fibres.

All fixings — screws, bolts and washers — that have been in contact with asbestos sheeting are treated as asbestos-contaminated waste and disposed of accordingly.

    7. Structural Inspection

With the asbestos roofing removed, we inspect the exposed purlin or rafter structure for corrosion, damage or deterioration. Any structural issues identified are discussed with you and included in the scope before new roofing is installed — this is the ideal time to address any structural concerns.

    8. Site Decontamination

On completion of the removal, the work area is thoroughly decontaminated using HEPA-filtered vacuum equipment and damp wiping procedures. All disposable PPE, cleaning materials and any other asbestos-contaminated items are treated as asbestos waste and disposed of accordingly. Workers undergo full decontamination before exiting the controlled zone.

    9. Asbestos Waste Disposal

All asbestos waste is transported in covered vehicles to a licensed asbestos waste disposal facility. We maintain full chain-of-custody documentation including transport manifests and waste facility receipts. All disposal documentation is provided to you as part of the project close-out package.

    10. Independent Clearance Inspection and Certification

An independent licensed asbestos assessor conducts a comprehensive clearance inspection of the work area. The assessor confirms the area is free from asbestos contamination and issues a formal clearance certificate. This certificate is provided to you and must be retained as part of your building's asbestos register. No new roofing work commences until the clearance certificate has been issued.

    11. New Roof Installation

With the clearance certificate issued, A D Roofing proceeds immediately with the installation of the new roofing system. We install genuine Colorbond or Zincalume steel roofing to Australian Standards, complete with new gutters, downpipes, flashings and all penetration details. The new roof is fully warranted and covered by our written workmanship guarantee.

    12. Project Documentation Package

On project completion you receive a comprehensive documentation package including:

      • SafeWork notification records
      • Laboratory testing results
      • Asbestos Removal Control Plan
      • Photographic record of the complete removal process
      • Asbestos waste disposal manifests and facility receipts
      • Independent clearance certificate
      • New roof installation completion report

    Still have a question?

    0434 058 186
How much does asbestos roof removal cost?

The cost depends on the roof area, the condition and accessibility of the asbestos sheeting, the complexity of the access required, and the disposal costs applicable to your location. A D Roofing provides fixed-price written quotes after a free site inspection. Call 0434 058 186 to arrange an assessment.

How long does the process take?

The minimum project timeline from quote approval to completion is approximately 2 weeks — 5 business days for the regulatory notification period, plus the removal, clearance inspection and new roof installation. For large commercial and industrial projects, the timeline is longer and is programmed individually based on the scope. We provide an accurate programme in your written quote.

Can we continue operating during asbestos removal?

In most cases, yes. For commercial and industrial buildings, we design the removal program to allow continued operation in areas outside the controlled zone. The program is discussed and confirmed with your operations team during the planning phase.

Do you handle asbestos disposal documentation?

Yes. A D Roofing maintains full chain-of-custody documentation for all asbestos waste, including transport manifests and waste facility receipts. All disposal documentation is provided to you as part of the project close-out package.

What type of new roofing do you install after asbestos removal?

We install genuine Colorbond or Zincalume steel roofing systems from BlueScope Steel — the most trusted commercial and industrial roofing products in Australia. We advise on the most appropriate product and profile for your building type and environment during the quotation process.
