Your roof is the single most important element of your home. It is the barrier between everything inside and the full force of the Australian weather — the summer heat, the coastal storms, the driving rain and in some parts of NSW and the ACT, heavy winter snowfall. When that barrier starts to fail, the consequences move quickly and expensively from minor inconvenience to serious structural damage.

Most homeowners only replace their roof once, maybe twice in a lifetime. That makes the decision — and the choice of contractor — critically important. Choose wrong and you are looking at a substandard installation from an unlicensed operator using inferior materials, backed by a verbal promise that evaporates the moment the invoice is paid. Choose right and you get a roof that protects your home for 40 to 50 years, installed by licensed tradespeople using genuine Australian-made materials, backed by a written workmanship guarantee.

A D Roofing provides residential roof replacement across NSW, ACT and Queensland. Our licensed roof plumbers bring the same professional standards, quality materials and accountability to residential jobs that we apply on commercial and industrial sites. If it goes on a home we have worked on, it is genuine Colorbond or Zincalume from BlueScope Steel, installed correctly, and covered by our written guarantee.

Our teams service residential properties across Sydney, Newcastle, Wollongong, Canberra, Brisbane and the Gold Coast. Call 0434 058 186 for a free, no-obligation site inspection and written quote.

When Does a Residential Roof Need Replacing?

Crew fixing new metal roof sheets around a roof ventilatorAD Roofing job

This is the question every homeowner should ask — and the honest answer depends on the roof's actual condition, not simply its age. A D Roofing provides a free site inspection that answers this question definitively. As a general guide:

Full roof replacement is usually the right decision when:

The roof is over 20 to 25 years old and showing widespread corrosion, rust or deterioration across multiple sections of sheeting. Surface rust that has progressed through the coating and into the base metal cannot be remediated by painting or coating — it will continue to progress until the sheeting perforates.

The roof has had repeated leak issues that repairs have not permanently resolved. Persistent leaks on an older roof are almost always a sign of systemic deterioration — multiple failing laps, corroded fixings, deteriorated flashings — that cannot be addressed cost-effectively on a section-by-section basis.

The sheeting is sagging or has lost its structural profile due to corrosion of the underlying battens or purlins. This is a structural issue, not simply an aesthetic one — a roof that is sagging has lost a significant portion of its wind uplift resistance.

The roof contains asbestos cement sheeting that is cracking, breaking or deteriorating. Damaged asbestos roofing is simultaneously a weatherproofing failure and a serious health risk that demands immediate professional attention.

The roof is so visually deteriorated that it is affecting the property's value, its insurance position or its ability to be rented or sold.

Targeted repairs may be sufficient when:

The roof is under 15 years old and the damage is isolated to a specific area — storm damage, a failed flashing, a single corroded section. Where the overall condition of the sheeting is sound, targeted repairs represent better value than full replacement.

A D Roofing provides an honest assessment at the inspection. We will not recommend a full replacement if repairs will genuinely and durably solve the problem. But we will not recommend ongoing patching of a roof that has passed its useful life — that approach costs more over time and does not protect the home.

What Is Included in a Residential Roof Replacement?

A D Roofing's residential roof replacement service covers the complete scope — from removal of the old roof through to installation of the new system and full site cleanup.

    Removal of the Existing Roof

The old roofing material is removed systematically and safely. For asbestos cement roofing — common on NSW and ACT homes built or re-roofed before 1990 — removal is carried out under our licensed asbestos removal procedures with all required safety controls, regulatory notifications and disposal documentation. Non-asbestos roofing waste is collected and removed from site in bins.

    Structural Inspection and Preparation

With the old roof removed, we inspect the underlying structure — sarking, battens, fascia boards and rafters — in detail. Any damage, rot or corrosion identified is discussed with you and addressed before the new roofing is installed. This step is important and often reveals issues that were not visible before the old roof came off.

    New Sarking Installation

Quality sarking — reflective foil laminate or breathable membrane — is installed under the new roofing as a secondary barrier against water, dust and heat. Correct sarking installation significantly improves the thermal performance of the roof and provides an important secondary weatherproofing layer in the event of damage to the outer roof sheeting.

    Batten Installation

New timber or metal battens are installed at the correct spacing for the selected roofing profile, fixed to the rafters in accordance with the manufacturer's specifications and Australian Standards.

    Colorbond Roofing Installation

The selected Colorbond profile and colour is installed by our licensed roof plumbers in accordance with BlueScope's installation manual and AS 1562.1. All sheets are fixed at the correct centres for the wind region. All laps and end joints are correctly formed and sealed. All cut edges are treated with compatible touch-up paint.

    Ridge Capping, Flashings and Penetrations

New ridge capping, hip capping, barge flashings and all penetration flashings are installed using colour-matched Colorbond accessories. All roof penetrations — plumbing vents, exhaust fans, skylights, solar panel penetrations and TV antenna brackets — are correctly flashed and sealed.

    Gutters and Downpipes

New gutters and downpipes are installed as part of the complete roof replacement. Gutters are correctly graded, fixed and sealed at all joints. Downpipes are connected to appropriate drainage outlets. Gutter guard can be included in the scope where required.

    Site Cleanup

On completion, A D Roofing performs a full site cleanup. Safety barricades are removed. All waste — roofing offcuts, old guttering, fixings and packaging — is removed from the property. A magnet sweep is conducted to collect any stray screws or metal fragments from lawns and driveways.

    Colorbond Colour and Profile Selection

Replacing a roof is an opportunity to transform the appearance of your home. A D Roofing presents the full BlueScope Colorbond colour palette and available roofing profiles at the quotation stage, with advice on the most appropriate selection for your home's architecture, roof pitch and surrounding environment.

Colorbond profiles available for residential replacement:

    Custom Orb (Corrugated)

The classic Australian residential roofing profile. Versatile, cost-effective and suitable for roof pitches from 5°. Well-suited to heritage, Queenslander and traditional Australian residential architecture.

    Trimdek

A broader-ribbed trapezoidal profile with a clean, contemporary appearance. Suitable from 2° pitch with correct lapping details. One of the most popular profiles on modern residential and light commercial buildings.

    Klip-Lok

A concealed-fix profile with no visible fasteners on the roof surface — the cleanest and most contemporary residential roofing appearance. Suitable from 1° pitch and well-suited to modern residential architecture.

Colorbond colours range from traditional heritage tones — Surfmist, Paperbark, Shale Grey, Classic Cream — to bold contemporary statements — Monument, Basalt, Night Sky. We bring colour samples to your home so you can see how each option works with your existing wall colours, brickwork and surrounding landscape.

The A D Roofing Residential Roof Replacement Process

    1. Free In-Home Inspection and Quote

We visit your home at a time that suits you. Our licensed roofing specialist inspects your roof from the exterior and from the roof space where appropriate, identifies all existing issues, assesses the overall condition of the structure, and discusses your options honestly. You receive a written quote within 2 business days of the inspection.

    2. Profile and Colour Selection

We walk you through the full Colorbond range and confirm your profile and colour selection. For homes in coastal locations, we advise on BlueScope's Colorbond Ultra product which carries enhanced corrosion resistance for marine environments.

    3. Scheduling

We schedule the installation at a time that suits your household. Residential roof replacements typically take 2 to 4 working days depending on the size and complexity of the roof. We confirm the start date, provide a daily update on progress, and notify you in advance if weather affects the programme.

    4. Site Setup and Safety

On the first day, our team arrives with all required equipment and materials. Safety barricades are established around the perimeter of the work area. We take precautions to protect your gardens, driveway, vehicles and any outdoor furniture from potential debris. For asbestos roof removals, a clearly marked exclusion zone is established and you will be advised on safe distancing during the removal phase.

    5. Removal of Existing Roof

The old roof is removed systematically. For metal roofing, sheets are removed and stacked for disposal. For asbestos roofing, sheets are removed intact, immediately placed in sealed asbestos waste containers and managed in strict accordance with licensed asbestos removal procedures. Non-hazardous waste is collected in bins for removal.

    6. Structural Check and Preparation

The exposed structure is inspected. Any damaged, rotted or corroded elements are pointed out to you and included in an amended scope before new materials are installed.

    7. New Roof Installation

Sarking is installed first, followed by battens, then the Colorbond sheeting in the selected profile and colour. All fixings are installed at the correct centres. All laps, ridge capping, flashings and penetrations are completed.

    8. Gutters, Downpipes and Completion

New gutters are installed to the correct grade and fixed and sealed at all joints. Downpipes are connected. The roof is inspected for any missed details, loose screws or debris. A magnet sweep of the property is completed.

    9. Final Walkthrough and Handover

We walk you through the completed installation. You receive your written workmanship guarantee, BlueScope product warranty information, and our contact details for any future maintenance requirements.

    Still have a question?

    0434 058 186
How long does a residential roof replacement take?

A standard residential roof replacement on a typical 3 to 4 bedroom home takes 2 to 4 working days. Larger homes, complex roof shapes, asbestos removal requirements and weather can extend this. We provide an accurate programme estimate in your written quote.

Do I need to be home during the replacement?

You do not need to be home throughout the entire job, but we do ask that someone is available on the first day to confirm access and run through any last-minute details. We will let you know when the job is complete so you can do a walkthrough before we pack up.

Do you replace gutters as part of the roof replacement?

Yes. Gutters and downpipes are included as standard in our residential roof replacement scope. We install new Colorbond gutters, correctly graded and sealed, as part of the complete installation.

My house has an asbestos roof. Can you handle this?

Yes. A D Roofing is licensed for bonded asbestos removal and has over 15 years of specialist experience removing asbestos cement roofing from residential properties across NSW, ACT and Queensland. We manage the complete process — licensed removal, certified disposal and new Colorbond installation — under a single contract.

What is the difference between Colorbond and Zincalume for a home?

Colorbond is the pre-painted product — available in a full range of colours and the most popular choice for residential roof replacement. Zincalume is the unpainted metallic base product — durable and cost-effective but without a colour finish. For most residential applications, Colorbond is the appropriate specification. We advise on the right product for your specific situation.

Do you service residential properties outside Sydney?

Yes. A D Roofing teams service residential properties across NSW, ACT and Queensland, including Newcastle, Wollongong, Canberra, Brisbane and the Gold Coast. Call 0434 058 186 to confirm coverage in your area.

Are you licensed and insured for residential work in my state?

Yes. A D Roofing holds all required roofing licences in NSW, ACT and Queensland and carries full public liability insurance. We are happy to provide copies of our licence and insurance documents on request.
