The roofing system on a new commercial or industrial building is one of the most consequential decisions in the entire construction programme. Get it right and the building is weathertight, energy-efficient and low-maintenance for decades. Get it wrong — through poor specification, substandard materials or inadequate installation — and the problems begin almost immediately: leaks at penetrations and flashings, box gutter overflow in the first heavy rain, premature corrosion of sheeting, and defect claims that follow the builder for years.

    What Is Commercial Roof Construction?

Commercial roof construction refers to the complete installation of a new roofing system on a commercial or industrial building — from structural support and sarking through to the finished roofing profile, flashings, gutters and downpipes. It encompasses:

    Our Commercial Roof Construction Services

    New Commercial Building Roofing

A D Roofing provides complete roofing packages for new commercial buildings across NSW, ACT and Queensland — offices, retail centres, schools, aged care facilities, government buildings, strata complexes and more. We work from the building plans and specifications to deliver a roofing system that meets the design intent, the performance requirements and the construction budget.

    New Industrial Building Roofing

Industrial buildings present specific roofing challenges — large spans, high internal humidity or chemical atmospheres in some manufacturing environments, complex box gutter systems, rooftop plant installations and stringent OH&S requirements on active construction sites. A D Roofing has extensive experience delivering roofing on new industrial buildings across NSW, ACT and Queensland, including warehouses, distribution centres, manufacturing plants and processing facilities.

    Commercial Extensions and Additions

New roof construction is not limited to entirely new buildings. Commercial building extensions and additions require new roofing that integrates seamlessly with the existing structure — matching profiles, flashing junction details and drainage to the existing building while meeting current Australian Standards. A D Roofing has extensive experience in extension roofing, including managing the critical junction between old and new roofing systems.

    Design-and-Construct Roofing

For clients who need roofing specification advice as well as installation, A D Roofing can assist with design-and-construct roofing packages — advising on the most appropriate roofing system for the building application, specifying materials and components, and then delivering the complete installation.

Roofing Systems We Install on New Commercial Builds

    Colorbond Steel Roofing

The most widely specified commercial roofing product in Australia. Colorbond steel from BlueScope is available in a comprehensive range of profiles — from traditional corrugated and custom orb to contemporary concealed-fix klip-lok systems — and a full palette of colours to suit any commercial building aesthetic. A D Roofing installs the complete Colorbond product range across all commercial building types.

    Zincalume Steel Roofing

For industrial applications where corrosion resistance is the primary performance requirement, Zincalume steel offers outstanding longevity in demanding environments. A D Roofing specifies and installs Zincalume roofing on warehouses, factories and industrial facilities where the unpainted finish is appropriate or preferred.

    Concealed Fix Systems

Modern commercial buildings increasingly specify concealed fix roofing systems — klip-lok, trapezoidal and standing seam profiles — that eliminate exposed fasteners from the roof surface, delivering a clean contemporary aesthetic with reduced maintenance requirements. A D Roofing installs concealed fix systems for commercial and industrial applications across NSW, ACT and Queensland.

    Custom Profile Sheeting

Some commercial and industrial applications require non-standard roofing profiles — specific spans, unusual pitches or heritage-compatible profiles for older buildings. A D Roofing works with specialist roll-formers to source and install custom profile sheeting where standard products do not meet the project requirements.

The A D Roofing Commercial Roof Construction Process

    1. Tender or Quotation

A D Roofing prepares detailed commercial roofing quotations for builders and developers based on approved drawings and specifications. Our quotations are itemised by component — structure, sheeting, gutters, flashings, skylights and accessories — allowing builders to assess the scope clearly and compare fairly with other tenderers. We also advise on value engineering opportunities where specification changes can reduce cost without compromising performance.

    2. Pre-Construction Planning

Before mobilising to site, we review the construction programme, confirm material lead times and delivery schedules, and coordinate our roofing programme with the builder's overall site programme. We prepare all required safety documentation — SWMS, risk assessments, site induction requirements — for submission to the builder's site HSE team.

    3. Material Procurement and Delivery

We manage the procurement and delivery of all roofing materials directly to site, coordinated with the builder's programme. Materials are delivered to minimise on-site storage and double-handling, and are staged on site in accordance with the installation sequence.

    4. Structural Roofing Works

Where our scope includes structural roofing elements — purlins, roof bracing, gutter brackets and fascia — these are installed first in coordination with the building frame contractor. Our team is experienced in working on active construction sites alongside other trades.

    5. Roofing Installation

Our licensed roof plumbers install the roofing system in accordance with the manufacturer's installation specifications and AS 1562 (metal roofing) or the relevant Australian Standard for the system being installed. All fixings are installed at the correct centres for the specified wind region. All laps, joints and penetrations are correctly detailed.

    6. Gutters, Downpipes and Drainage

Box gutters, fascia gutters and downpipes are installed in accordance with AS/NZS 3500.3 and the project hydraulic engineer's design where applicable. All stormwater connections are made to the civil or hydraulic contractor's infrastructure. Box gutter falls are checked with a spirit level and adjusted before the system is considered complete.

    7. Skylights, Ventilators and Penetrations

All rooftop penetrations — skylights, ventilators, air conditioning penetrations, pipe penetrations and access hatches — are installed and flashed in strict accordance with manufacturer requirements and Australian Standards. Penetration flashings are one of the most common sources of commercial roof leaks and A D Roofing treats every penetration detail with the care it demands.

    8. Final Inspection and Handover Documentation

On completion, A D Roofing conducts a full quality inspection of all roofing works and prepares a completion report with photographic documentation for the builder and building certifier. We provide all required compliance documentation including product warranties, installation compliance statements and our written workmanship guarantee.

    Still have a question?

    0434 058 186
What is the lead time for commercial roofing materials?

Standard Colorbond roofing profiles and colours are typically available within 2–4 weeks. Custom profiles, non-standard colours and long-run sheeting may require longer lead times. We confirm material lead times during the quotation process and build them into the project programme.

Do you work to builder-imposed timelines?

Yes. A D Roofing is experienced in delivering roofing within builder-driven construction programmes. We commit to realistic programme dates and communicate proactively with site managers about any factors that may affect delivery.

Can you provide roofing on projects outside Sydney?

Yes. A D Roofing teams service new commercial and industrial roofing construction across NSW, ACT and Queensland — including Newcastle, Wollongong, Canberra, Brisbane and the Gold Coast.

What documentation do you provide for the building certifier?

We provide a completion report, photographic record, installation compliance statement, product warranties and our written workmanship guarantee. Additional documentation required by specific certifiers can be discussed during the project set-up phase.
