A leaking roof on a commercial or industrial building is not a minor inconvenience to be managed with a bucket and a note to the maintenance team. It is an active threat to your building's assets, your tenants' operations, your electrical infrastructure and your insurance position. Every day a commercial roof leak goes unaddressed, the damage compounds — water saturates insulation, spreads across ceiling membranes, infiltrates wall cavities, damages floor finishes and creates the conditions for mould growth.

The problem with commercial roof leaks is not just the water itself. It is the difficulty of finding where the water is actually entering. On a large commercial or industrial roof, a leak can enter the building envelope at a point many metres away from where it appears on the ceiling below. Failed flashings at penetrations, corroded sections of sheeting, blocked box gutters that overflow into the building, failed joint sealants at laps — any of these can be the true source of a leak that appears to be coming from somewhere entirely different. Treating the symptom rather than the source is why so many commercial roof leaks persist through multiple repair attempts.

A D Roofing's commercial leak repair service is built around accurate diagnosis first. We do not simply attend your building, look at the wet ceiling, and apply sealant to the nearest suspect area. We conduct a systematic inspection of the entire roof to identify the actual entry point, trace the water's path through the building envelope, and provide a repair that addresses the root cause.

Our teams operate across Sydney, Newcastle, Wollongong, Canberra, Brisbane and the Gold Coast. Call 0434 058 186 for urgent leak response.

Why Commercial Roof Leaks Are More Complex Than They Appear

Crew fixing down a run of new metal roof sheetsAD Roofing job

Property managers who have dealt with persistent commercial roof leaks understand the frustration of having a contractor "fix" the leak — only to have it reappear in the same location, or a different one, after the next rain event. This happens because commercial roof leaks are often misdiagnosed, for reasons that include:

Water travels. Water entering a commercial roof at a failed flashing or corroded sheeting lap will travel along purlins, battens, insulation and ceiling membranes before finding a point to drop. The drop point inside the building is almost never directly below the actual entry point.

There are multiple entry points. A commercial roof showing one active leak on the ceiling below often has two, three or more water entry points on the roof above. Fixing one without identifying the others results in continued leaking from the unaddressed sources.

Intermittent leaks are harder to diagnose. Leaks that only appear in certain wind directions, or only during particularly heavy rain, can be caused by wind-driven rain at parapet flashings or roof vents — sources that are easy to miss during a post-rain roof inspection in dry conditions.

The roof surface and the leak point can be far apart. On a large flat or low-pitch commercial roof, water can travel tens of metres across the roof membrane or along the ceiling void before dropping. A D Roofing's leak diagnosis process accounts for all of these factors.

Common Sources of Commercial Roof Leaks

Over 15 years of commercial and industrial leak diagnosis and repair across NSW, ACT and Queensland, A D Roofing has found that the majority of commercial roof leaks originate from a relatively small number of common failure points:

    Failed Ridge and Hip Flashings

Ridge and hip flashings are exposed to the most severe weathering on any roof — UV radiation, thermal cycling and wind uplift all act on these elements continuously. Sealants at flashing edges crack and lose adhesion. Metal flashings corrode at joints. These failures are among the most common sources of commercial roof leaks.

    Failed Penetration Flashings

Every pipe, conduit, mechanical plant base, skylight and access hatch that penetrates a commercial roof is a potential leak point. Factory-made penetration flashings deteriorate with age, and site-applied sealants at penetration collars dry out and crack. A D Roofing re-flashes all types of commercial roof penetrations as part of our leak repair service.

Box Gutter Overflow and Joint Failure

Blocked box gutters overflow into the building during heavy rain events. Failed box gutter joints leak continuously whenever there is water in the gutter. Both are common and serious sources of internal flooding on commercial and industrial buildings.

Laps and End Joints in Metal Sheeting

The laps and end joints in corrugated and custom profile metal roofing are sealed with sealant tape and covered by physical overlaps that rely on gravity to exclude wind-driven rain. As buildings age and settle, these laps can open up. As sealant tape deteriorates, capillary action can draw water through the lap. A D Roofing inspects all laps and end joints as part of the leak diagnosis process.

    Parapet Wall and Apron Flashings

Where a commercial roof meets a parapet wall, the junction is detailed with an apron or step flashing. These flashings are vulnerable to corrosion, movement and sealant failure — and when they fail, water enters directly into the wall cavity behind the building's internal lining.

    Corroded or Perforated Sheeting

Sheeting that has corroded through to perforation allows water to enter the building directly. On older commercial roofs, perforation corrosion often occurs first at the fixing points and at the lower end laps where water sits for extended periods.

The A D Roofing Leak Diagnosis and Repair Process

    1. Urgent Response

Call 0434 058 186. We assess the urgency of your situation — an active leak during a rain event, a persistent slow leak, or intermittent leaking — and prioritise our response accordingly. Where a leak is causing active damage to building contents or electrical systems, we treat this as an emergency and respond as quickly as possible.

    2. Systematic Roof Inspection

Our licensed roof plumber conducts a comprehensive inspection of the entire commercial roof — not just the area above the reported leak. We check all flashings, all penetrations, all laps and joints, the box gutter system, and the general condition of the sheeting across the entire roof area. Where access allows, we also inspect the ceiling space below the roof to trace the water's path from the entry point to the drop point.

    3. Leak Diagnosis Report

We identify the actual source — or sources — of the leak and provide you with a clear, written diagnosis explaining what is causing the leak, where the water is entering, and what repair is required to fix it permanently.

    4. Written Repair Quote

You receive a written, fixed-price quote for the repair works. The quote specifies exactly what will be done and what materials will be used. We also flag any other areas of the roof that are showing early signs of deterioration that should be addressed in the near future.

    5. Permanent Repair Execution

Our licensed team carries out the repair works using quality materials appropriate for the roof type, the specific failure mode and the building's exposure environment. We do not apply sealant over failed flashings and call it fixed — we replace failed components with correctly installed new materials.

    6. Water Test and Verification

Where practicable, we conduct a water test on the repaired areas to verify the leak has been resolved before leaving the site.

    7. Documentation and Guarantee

You receive photographic before-and-after documentation of the repair works and our written workmanship guarantee. For insurance-related leak repairs, we provide a written condition report suitable for submission with your claim.

What Happens If You Ignore a Commercial Roof Leak?

The costs of ignoring a commercial roof leak always exceed the cost of repairing it. The consequences of deferred commercial leak repair include:

Roofers fixing new sheets near the ventilator on a large commercial roofAD Roofing job
    • Ceiling damage — wet plasterboard, damaged acoustic tiles and stained or warped ceiling systems that require specialist remediation
    • Insulation damage — saturated bulk insulation loses its thermal performance and, if left wet, becomes a mould incubator
    • Electrical damage — water in light fittings, distribution boards and conduit on a commercial building creates fire risk and significant replacement cost
    • Floor and fit-out damage — water that reaches the floor level damages carpets, vinyl, joinery and fit-out elements
    • Mould growth — commercial buildings with persistent moisture ingress develop mould in wall cavities, ceiling spaces and insulation — a serious health risk for building occupants and a major remediation cost for the property owner
    • Insurance complications — insurers may reduce or decline claims for water damage where the building owner or manager has been aware of a leak and failed to take reasonable steps to repair it

Call A D Roofing at the first sign of a commercial roof leak. Early intervention is always less expensive than deferred action.
